How is stamp duty calculated?
Most countries tax property in progressive bands, like income tax: only the portion of the price inside each band is charged at that band's rate, and the parts are added up. This calculator applies the correct bands for your country, region, and buyer type, then shows the result band by band so you can see how the total is built.
Who pays stamp duty, the buyer or the seller?
In most countries the buyer pays the transfer tax, which is why this tool is framed around the purchase price. There are exceptions — in some US states the transfer tax is paid by the seller — and the region notes in the calculator point out cases like these where they apply.
Do first-time buyers pay less stamp duty?
Often, but not always. The UK, Australia, Malaysia and others offer first-time buyer relief or exemptions, though the thresholds and conditions vary by region. Some countries, such as Germany, have no first-time buyer discount at all. Select the First-Time Buyer option to see the rate that applies where you are buying.
How much is stamp duty on a second home?
Second homes and investment properties usually face higher rates or a surcharge on top of the standard duty. Choose the Additional Property buyer type (or the equivalent for your country) and the calculator adds the surcharge, showing it as a separate line in the breakdown.
Why does the effective rate differ from the band rates?
The effective rate is the total tax divided by the full property price. Because only part of the price is taxed at each band's rate, the effective rate is always lower than the highest band rate that applies. It is the figure that tells you the real percentage of the price you are paying in tax.
What is ABSD in Singapore?
ABSD (Additional Buyer's Stamp Duty) is an extra tax charged on top of the standard Buyer's Stamp Duty in Singapore. The rate depends on your residency status and how many properties you own — citizens buying their first home pay 0% ABSD, while foreigners pay 60%.
